What is a PrimeCares Fund mortgage?

A PrimeCares Fund Mortgage is a mortgage through PrimeLending where the lender PrimeLending, A Plains Capital Company, will donate a pre-determined amount from the proceeds of the loan to any 501(c)3 organization of the borrower's choice. Donations may be made from an existing list or to any 501(c)3 our client elects.

What is the difference between the interest rate and the annual percentage rate (APR)?

Interest rate is the contractual rate that you agree to pay for your mortgage loan. This rate is used to calculate the interest portion of your monthly mortgage payment. Annual Percentage Rate (APR) includes your interest rate and factors in the prepaid finance charges to give you an average yearly rate. APR can be a good tool to use when you're comparison shopping for rates.

Is the bank charging me more to cover the cost of the donation to the charity?

No, the bank will not charge you more. It is important to understand that in the Dodd-Frank Act, loan officers are required to charge the same amount for every loan regardless of rate, product, credit score, or term. Loan officers can neither charge more nor less. We cannot charge you less if you choose not to make a donation, just as we cannot charge more to cover a donation.  We are giving of our income in the most transparent way possible.  IF YOU OPT OUT OF THE PROGRAM, YOUR RATE, TERM, AND FEES WILL NOT CHANGE.

If I use PrimeLending will I get a good rate and competitive closing cost?

We have one of the most aggressive packages in the industry. We are the #14 Lender in the Country because we are so efficient and fair in what we do. There are loan officers all over the country charging the same rates and fees but not donating a portion to charity. Nothing about your loan changes if you participate in the Prime Cares Fund however it is an option so if you opt out then you simply sign the opt out form.

FAQ

How do I know the money will go to the charity?

After filling out a form reflecting the 501(c)3 you have chosen to receive your donation, and after the loan has closed, a check will be cut directly to that organization. You will have documentation of the donation and receive a gift form for tax purposes from recipient organization. We do NOT get any credit for the donation on your behalf.

What type of mortgage can I do and still use the PrimeCares Fund option?

You can use the PrimeCares Fund on any of our mortgage products. We offer Conventional Fannie Mae and Freddie Mac, FHA, VA, USDA and State Housing loans. The PrimeCares Fund is available on purchases and refinances.

What if I don't see my University, Charity or Church or other 501(c)3 on the site as a place that may recieve a PrimeCares Fund donation?

You may donate to any 501(c)3 you designate. If your choice is not listed, please let us know.  Once your donation has been received by the organization, we can add them to our list to spread the word. We want to help as many people as we can.

Will I receive the IRS tax benefits for a PrimeCares Fund donation?

It is our understanding that yes, you will be able to receive the tax benefits of the donation because it will be made on your behalf. However, please consult with your tax advisor for all tax related questions.

When will the donation be made?

The donation is made after the closing. You will receive a guarantee from us stating the amount to be donated and to whom. The 501(c)3 should send you a receipt.

What if I don't want to donate? Can I receive the funds as a credit or money back?

No. We are giving part of our income to assist these organizations. The donation is NOT a personal gift to the BORROWER.
